*Up to an additional 5 persons may stay in the Carriage House at a rate of $15 extra/person/night- maximum 7 people in the Carriage House.
**Captains Quarters and the Cardinal Room are a maximum of two people per night.
***Grand Suite is a two night minimum stay most times. Two additional people may stay in the Grand Suite at a rate of $15 extra/person/night. Maximum of 4 persons/night.
*** First Monday Weekends require a two night minimum stay. Occasionally, single nights on First Monday weekends do become available. Please contact us to see if a single Friday or Saturday night is available.
Smoking/Incense: We are a non-smoking facility. Smoking is allowed only in outside designated areas. Anyone smoking or using incense in any interior part of the facility (including the Carriage House) will have a $350.00 cleaning fee added to their bill or credit card.
Rates: Rates are per room or carriage house for double or single occupancy and include breakfast. Rates are subject to applicable taxes and change without notice. Room rates do not include Texas Hotel Room tax. The current rate is 6%. Group, family, and special rates may be available, please ask.
Payment: We accept VISA, MasterCard, American Express, and Discover credit and debit cards, checks, and cash. If you will be using cash to settle your account, prepayment of room and tax charges will be collected at check-in. There will be a $45 charge for any returned checks.
Deposit Policy: A one night’s deposit is required to confirm reservations. Deposits can be made by mailing a personal check within three days of making a reservation, or by credit or debit card at the time a reservation is made. We accept MasterCard, Visa, Discover and American Express. Any deposits made by credit card, by email or phone, will only be credited back to the credit card on which the deposit was made.
Cancellation Policy: The cancellation policy is 10 days prior to arrival to avoid one night’s room charge. A refund will be issued on cancellations received 10 days prior to your arrival date. Cancellations made within 4 to 10 days of your arrival date will forfeit the one night deposit, unless the entire reservation can be re-rented. Guests will be responsible for payment of all nights rented if cancellations are made within 3 days of their arrival date unless the reservation can be re-rented. Any cancelled reservation, made by credit card, will only be refunded to the credit card that was used to make the reservation.
Check-In: Check-in time is 3:00 PM-7:00 PM. We’ll be happy to register you earlier if rooms are available or store your luggage until your room is prepared. Please pre-arrange for early or late arrival.
Departure: Check-out time is 11:00 AM with luggage storage available for departures after 11:00 AM. There will be no refunds for unused reserved nights.
Children: We offer an adult facility. Sorry we can not accommodate children under the age of 12.
Pets: Sorry we can not accommodate pets.
Alcohol/Beverages: Most of Van Zandt County and Ben Wheeler are dry for purchasing package goods, especially liquor. Beer & wine are available in a few areas. Ben Wheeler now has two bars, which are private clubs that are open to the public. The Forge Bistro and Moore’s Store. We have complimentary sodas, juices, water, and ice available. If you do wish to enjoy or partake in libations, we do allow you to bring your own and enjoy in moderation. Please remember though, the nearest place to buy anything but beer and wine is over 30 miles away. So remember to plan ahead!
